The Village At Mountain Ridge Architectural Review Committee (ARC) is responsible for enforcing Association rules, guidelines, and reviewing Homeowner's improvement requests. The ARC meets on the 2nd Wednesday of each month, to review any submitted requests.

Many homeowners are beginning to plan on painting and roofing projects for this summer.  New guidelines that will comply with our adopted Core Values for the Aesthetic appearance of our community and our Ecological Stewardship are below.

 

Announcing a New Professionally Designed Color Palette

The Village at Mountain Ridge has adopted a new exterior color palette!  Based on input received at the last Annual HOA meeting that a professional colorist providing a contemporary palette designed to complement VMR’s natural surroundings would be a positive addition to our community, the Board has adopted the proposal.  In an effort to transition to this contemporary appearance of the subdivision, all homes painted in the future must use one of these new color schemes or request a specific variance.  The variance will cost the homeowner $60.00 and will be evaluated by the professional colorist.

 

Wood Shake-Shingle Replacement

Many have begun to recognize the need to replace their wood shake shingles.  The executive board attended meetings on fire prevention measures and the recommendations were that wood shake shingles do present an additional fire hazard.  As such, when the time comes to replace the wood shake shingles, owners will need to use the reduced risk asphaltic shingles consistent in color and design as those the builder transitioned to when after they had started with the wooden shingles.  Replacing wood shakes shingles with asphaltic shingles may even reduce your insurance premium. Even if your wood shakes aren’t ready to be replaced yet, you might want to think about budgeting now for this major expense.

Remember, any improvement of the exterior of our homes must be submitted for consideration of the ARC, and approved before commencing exterior summer projects.  Roofing replacements also require a City of Golden Building Permit.  If you have questions, please contact Maximum Property Management at 303.369.0800 x1000.

Architectural Review Request Guidelines

The Village At Mountain Ridge Architectural Guidelines have been adopted to give direction to builders, designers and owners in preparing plans and designs that reinforce the appearance of a high quality neighborhood.

Any new construction within The Village At Mountain Ridge is subject to these Guidelines.

Architectural Review Request Submission Procedures

The Village At Mountain Ridge Article V of the Declaration of Covenants, Conditions, And Restrictions (CCR) defines the responsibilities of the Architectural Review Committee (ARC). The purpose of this procedure is to define the Roles and Responsibilities of the Homeowner(s), Management Company, Executive Board, and the Architectural Review Committee in regards to how an improvement request is handled.

Architectural Review Request Decision Form

After The Village At Mountain Ridge Architectural Review Committee reviews a plan and submission form, they will either approve or deny the request. The Homeowner will receive this form documenting the approval or reasons for denial.
