Clarification on Painting Notices

Dear VMR Homeowners,

 

There has been some confusion regarding the home painting notices that went out to various homeowners over the past couple of weeks. Your HOA Board would like to take this opportunity to explain what has actually been going on, and why the notices were sent.

 

Our neighborhood is now three years into its second decade of existence and the overwhelming majority of homes are now nearing the “end of life” for their original, exterior paint finishes. Many homeowners have already repainted their homes in the last several years. Some homes that were painted recently have fading on the trim. We received some complaints from homeowners about homes in need of paint.

 

As a representative, volunteer board, we are doing what HOA Associations were created to do–-maintain property values. Your Board has personally made an attempt to identify homes whose exterior paint finishes are CLEARLY beginning to fade and/or crack and peel. The inspections were done solely by members of the Board, and Maximum Property Management, and were done by walking the entire neighborhood and attempting to inspect every single home from the sidewalk.

 

Our intention was that the Painting-Needs Assessment be sent out as a "Courtesy-Notice;" however, they were inadvertently sent out on our standardized “Violation” format. This was not our intent, and we regret the specific Violation wording that implied the situation needed to be dealt with immediately.  In most cases, homeowners have until summer of 2008 to complete the painting, but nevertheless, it must be done.

 

If you feel that your home was mistakenly identified as in need of painting, please contact Maximum Property Management as soon as possible. We will be happy to see if an error was made on our part.

                      

In closing, please continue to use the community website (www.mtnridge.org) and Maximum Property Management for both information and questions. Utilizing our communication systems instead of an independent party will eliminate confusion HOA practices and procedures.
